Nestled amidst the breathtaking landscape of the Roaring Fork Valley, this cozy 3 bed, 2 bath single-family home in Ranch of Roaring Fork offers a tranquil escape for nature enthusiasts & fishing aficionados alike. With its prime location near pristine gold-medal fishing waters, your paradise includes 2 fly-fishing badges, 360 acres of open space, large fenced backyard, gas fireplace, & cozy interior. Our Angler's Paradise is a harmonious blend of comfort, convenience, & outdoor adventure.

 

Located between Carbondale and Basalt in Ranch at Roaring Fork, this home is 30 minutes to Aspen and Snowmass, 5 minutes to downtown Carbondale. Our family-friendly 3 bed, 2 bath getaway is situated on a third of an acre with a large fenced yard, offering a comfortable home for outdoor enthusiasts to enjoy all that the Ranch at Roaring Fork has to offer. The Ranch offers 360 acres of open land for exploration, two miles of private access to the Roaring Fork River, over six miles of Gold Medal fly-fishing that is considered some of the best waters in all of Colorado, and a 9-hole 3-par golf course during warm months. All within 30 minutes to four world-class ski resorts! The Ranch at Roaring Fork encompasses a private fishery consisting of more than two miles of river frontage along the Roaring Fork River and includes almost four and a half miles of stream fishing as well as over 16 acres of pond fishing in eight ponds. The fishery contains both native brown trout and regularly stocked Hofer Harrison (whirling disease-resistant) rainbow trout with trophy fish of both species prevalent in the ponds.

 

Enjoy your family-friendly abode with three bedrooms and two bathrooms situated on a third of an acre. Your Angler's Paradise provides ample space for both relaxation and entertainment. The open-concept layout seamlessly connects the living, dining, and kitchen areas, creating a welcoming atmosphere for gatherings with loved ones. The gas fireplace warms your common area while you cook in your fully-equipped and updated kitchen. The sliding glass door to your yard flanks the kitchen/dining area, allowing for alfresco dining, and your deck boasts an outdoor dining table as you look out over the colorful Colorado landscape. Other highlights include: Smart TV, cathedral ceilings, dining table (with extendable leaf), eat-at bar, and relaxing furniture.

 

Your three bedrooms are cozy and ready for relaxation. The primary bedroom includes a king-sized bed with new mattress and ensuite bathroom. Your first guest bedroom has a queen-bed and shares a hallway bathroom with your second guest bedroom, which includes a bunk bed (two twins) and another twin bed. Perfect for the kids! This home also provides a pack 'n play, high chair, and a few toys for the kids to enjoy.

 

PLEASE NOTE:

 

- The Ranch at Roaring Fork HOA requires both a signed lease agreement from Boutique Mountain Homes as well as a separate signed HOA agreement from the guest. These will be sent to you after your booking is completed. We will need signature within 24 hours or your booking will need to be cancelled.

 

- Boutique Mountain Homes verifies identity and checks criminal databases for guests we host. After booking this space you will receive an email to complete your screening from our third-party guest verification company. By booking this space, you agree to complete this verification within 24 hours of booking.

 

- We require the home to be cleaned every 14 days during a stay, a service that is included in your booking payment up to 29 nights. If you have booked for 30+ nights, an additional payment will be requested after your booking is confirmed to cover this service.

 

- This home does not have A/C.

 

- The Ranch at Roaring Fork is VERY strict about proper usage of fishing badges. This home has two fishing passes and, if not returned, there is a $750 fee per pass that will be billed to you. You must comply with all regulations or you will be fined. Rules and regulations are posted in the home as well as in our virtual guidebook sent to you prior to checkin.

 

- PET POLICY: We allow up to two well-behaved DOGS in the space as long as they are disclosed to us before arrival. There is a $250 pet fee for every 7 nights at the home. If pets are not disclosed and the pet policies are not followed, there is a $1000 fine. Pets cannot be left alone in the home alone (unless crated), dispose of pet waste, and please keep pets off of furniture. Please follow these rules if your dog is staying with us and help us keep this space pet-friendly for our guests!
